Special Claims

Before clicking the SUBMIT button please read the following, download the revised checklist, and review the Step by Step Guide.

Each claim must be within its own PDF file, refer to the following examples:

  1. If submitting for 2 different units each claim will be in its own PDF file.
  2. If submitting a Vacancy and Unpaid Rent/Damage claim for the same unit, these can be together in one PDF.

Per HUD guidelines, claims must be processed by MaineHousing within 180 days (6 months) from the date the unit was available for occupancy.  Submit claims in a timely manner to avoid denial.

When claims are received and further documentation is needed to process, you will be contacted by phone or e-mail.  Documentation requested needs to be received in a timely manner to avoid denial of the claim.

Processed claims must be requested on a voucher within 90 calendar days of the approval date.  Otherwise the claim will be expired/denied and not eligible for payment or for resubmission.

MaineHousing will return the Special Claims via email indicating whether the claim is approved, adjusted, or denied.   If a claim is adjusted or denied, an explanation will be provided and you have the right to appeal the decision.  This appeal must be submitted in writing within 30 days from the date the response was received.

Once all documentation for the claim is received, the claim will then be reviewed and processed within 30 days.

Properties must keep the original Special Claim packages for your files.
